Once a sleepy hippy town, the city of Austin now boasts a population of almost 2 million including the surrounding areas, and people are still moving here in droves. The live music capital of the world offers moderate temperatures, beautiful scenery, safe streets, a healthy economy, top restaurants and friendly neighbors, making it a popular place to settle down. There are so many wonderful neighborhoods to choose from when looking for a home to call your own in Austin. Here we'll outline some of the best neighborhoods in town.

1. Pemberton Heights

Tucked in the rolling hills just west of downtown, Pemberton Heights is one of the most affluent and beautiful neighborhoods in the city with tall oak trees, manicured lawns, and sprawling homes. Seeing the neighborhood today, It's hard to believe that this area was once farmland, owned by one of the earliest Austin residents. Neighborhood development began in 1927, as impressive homes were built on 12 different tracts of land. Today, you'll still see several of the original and now historic homes preserved for the enjoyment of many generations to come. This desirable neighborhood does come with a hefty price tag, however - the average home price here is $1.2 million, nearly triple that of the average Austin home.

2.Cherry Creek

Cherry Creek is located in South Austin bordered by Manchaca Rd. on the East and Brodie Ln. on the West. Founded in 1965, this neighborhood has seen much transformation in the last 50 years, as the older residents make way for younger generations. While average home prices have increased dramatically over the course of the last 5 years, the neighborhood is still relatively affordable, especially given the close proximity to downtown and the popular shopping and dining districts just north of 71. The average sales price for houses located in Cherry Creek was $244,000 in 2014 having risen exponentially from $184,432 in 2010. Homes vary greatly in size from small 900 square foot bungalows to roomy 3000 square foot homes big enough for the whole family. The neighborhood is part of the City of Austin, and it shares similar tax rates as other nearby locations. Utilities such as sewer, water, electrical services and trash pick-up are provided by the City of Austin. Please note that buyers on the south side of the neighborhood are required to maintain a membership in the Tanglewood Oaks HOA.

3.Windsor Park

Windsor Park is bound by IH35, 51st St., Northeast Drive and Manor Road in Austin Texas. It borders the neighborhoods Mueller to the South, University Hills to the East and St. John’s to the North. Founded in 1982, this neighborhood has grown leaps and bounds. It currently houses a few high-end recreation features including a 57-acre park that contains a disc golf course, picnic areas, a splash pad for the little ones, a public pool, and tennis courts. There is a strong sense of community in this neighborhood. There is a well-established neighborhood associated which works effectively via an online forum, regular safety meetings, and hyperlocal news updates. The average list price for homes in Windsor is $355,339, with the average price per square foot around $211.

4. Rollingwood

Located on the edge of Westlake, Rollingwood is an upscale neighborhood conveniently close to amenities in South, West and Downtown Austin. The locality offers abundant opportunities for outdoor recreation as it has its recreational facilities and access to neighboring parks and lakes alongside high-end dining and shopping. While Rollingwood was established in 1960, residents have kept homes up-to-date with renovations that include installing sparkling pools and world-class kitchens. Its streets are dotted with mature trees and well-tended gardens. Residents enjoy a short commute to Town Lake, Zilker Park, and the Barton Creek Greenbelt, and have access to a number of shops and restaurants along the bustling Bee Cave Road. While home price varies greatly, the average list price is $1,947,153, with an average price per square feet of $449.

5. Rosedale:

North of 38th, between Mopac and Burnet, the neighborhood of Rosedale is full of inviting tree-lined streets and cozy bungalows. This family-friendly neighborhood is within walking distance of popular restaurants and hang outs along Burnet Road, including Pinthouse, the Omelettry, and Taco Shack. The modest homes in this area do not have equally modest price tags. Expect to pay around $540,000 on average, or $344 a square foot, for an address in this popular neighborhood.
